Mulberry Manor is located in the beautifully restored Historic Trammell House in Sweetwater, Texas — proudly recognized by Texas Historical Marker No. 5551. Built between 1911 and 1913 by rancher and banker Thomas Trammell (1848–1919), known as the Father of Sweetwater for bringing the railroads to town, the home embodies both history and heart.
Designed by renowned architect John Young, father of Hollywood legend Loretta Young, the residence is a stunning example of Mission Revival–Prairie School architecture. Its centerpiece, a light-filled atrium, creates a serene connection between past and present — a signature element of what guests fondly call the magic of Mulberry Manor.
Over the years, the Trammell House has served many roles — from the town's only hospital in the 1920s and 30s to a beloved family home. In 2018, Mark and Kim Reaves purchased the property and began a thoughtful restoration, blending modern comfort with the home's timeless elegance.
Today, Mulberry Manor welcomes guests as both a bed & breakfast & an event venue, offering the perfect blend of history, hospitality, and charm. Every corner tells a story, and every visit becomes a memory touched by a little Texas magic.
